How do I apply for a home that you manage?
Please visit our "Rentals" page, go to the home you would like to lease and click "Apply Now". -
How long will it take to know if I am approved?
Rental applications are processed upon receiving all necessary documentation from the applicant. Approval/Denial notification is distributed 3-5 business days from the date of application. We contact all references and prior landlords. -
What length of leases do you offer?
We typically offer leases starting at 6 month minimum terms. Please refer to the actual listing to see what is currently being offered on your property of interest. -
How much are your security deposits?
The minimum security deposit for any property is one month's rent. Additional security deposit may be required based on results from your application screening. Up to two months rent may be required. -
What is your application screening criteria?
Our applicant screening process takes into consideration multiple reports and data to approving a tenant. We review income, employment, credit check (as applicable by law), eviction check, sex offender check, public records, criminal check, bankruptcy check, and collections history. What is a Resident Benefits Package?
PropertySense enrolls all residents into our benefits package upon receiving an accepted application. We offer multiple resident benefit packages to support varying budgets, please reference your rental listing for details. Residents may have the option to opt out of certain categories, such as liability insurance if they are receiving coverage from a different source. What is your pet policy?
Pets may be allowed residents within some of our properties. Please check the rental listing which you are inquiring to confirm that location's pet policy. All pets are subject to a refundable pet security deposit and monthly pet rent. -
What are your office hours?
Our team is currently available at our office by appointment only. We typically respond to all inquiries within 24 hours. Our business hours are Monday through Friday from 9am – 5pm, and Saturday from 9am – 12pm (by appointment only). The owner/resident portal is our preferred method of communication. Other inquiries over phone or email are great too.When is rent due?
Rent is due on the 1st of each month and late after the 8th. Late fees are posted on the 9th. Please refer to your lease for specific information.How can I pay my rent?
Rent payments may be made at any time using our 24/7 online portal. Rent checks may be mailed to our office.What happens if a resident does not pay their rent?
Rent is due on the 1st of each month. PropertySense offers a grace period of 7 days. If rent is not collected within this window late fees will apply and eviction proceedings will commence in accordance with Colorado state regulations. Please refer to our lease for further details.How do you handle maintenance requests?
Properties are thoroughly inspected and repairs made prior to any tenant move-in to ensure a quality rental for all our tenants. You may contact our office 24/7 with any emergencies. As always our maintenance work order request portal is also available 24/7.Do you mark-up maintenance costs or repair invoices?
Any administration fees or mark-up is assessed pursuant to Colorado State Statutes. Currently, legislation permits a 2% or $10 mark up per resident invoice. Please refer to your lease and Tenant Handbook for details. The invoice for any work that the resident is responsible for will be added to their monthly rent statement and available on the 24/7 resident portal.
